The ground you are actually building on

Enormous variation. Long Island sits on sandy outwash over a sole source aquifer. The Hudson valley has clay and shale. The Adirondacks and Catskills have thin soil over rock. Western New York has heavy lake plain clay.

Getting a system permitted

The New York City watershed counties operate under watershed rules that are stricter than 75-A, and Suffolk County's Article 6 requirements for nitrogen reduction apply to new and replacement systems. Both override the state baseline substantially.

  1. Soil evaluation. On the actual field location, before design. It decides what you are allowed to build.
  2. Design and site plan. Tank size, absorption area, and setbacks from wells, lines, water and foundations.
  3. Permit application. Submitted with the soil report. Allow weeks, more in the spring rush.
  4. Installation. By a licensed installer where New York requires one.
  5. Inspection before backfill. Trenches must be seen open.

Drainfield sizing in New York

A three-bedroom home at 150 gallons per bedroom produces 450 gallons per day of design flow. On sandy loam that needs roughly 750 square feet of absorption area. What are Suffolk County I/A system requirements?
Suffolk County requires innovative/alternative onsite wastewater treatment systems that reduce nitrogen for new construction and for many replacements, because septic nitrogen has degraded groundwater and surface waters across Long Island. These systems cost considerably more than a conventional tank and field and carry ongoing maintenance obligations. Grant programs have been available to offset upgrades.
What is the NYC watershed rule?
Properties in the New York City drinking water watershed — parts of Westchester, Putnam, Ulster, Delaware, Greene, Schoharie and Sullivan counties — are subject to watershed regulations administered alongside county health rules. Requirements for setbacks, design and inspection exceed the statewide Appendix 75-A baseline.
